What a verification report looks like

This is a shortened example with invented details. Your report follows the same format: verdict first, then every finding, the evidence, and what to do next.

1. Summary verdict

Caution: do not pay yet

The land exists where the survey plan says, and it is not under government acquisition. However, it is family land and the person selling is not one of the family members who must sign. Pay nothing until the two named family heads sign the deed in front of a lawyer, and the deed is registered.

2. Findings at a glance

CheckResultWhat it means
Land registry searchNo registered titleNo C of O or registered deed exists for this plot. Normal for family land, but you will need to register the deed and apply for Governor's Consent after buying.
Survey chartingFree from acquisitionThe coordinates chart outside government acquisition and road setbacks. No overlap with a neighbouring registered plot was found.
Right to sellConsent missingFamily members we met say the land belongs to the wider family. The seller has no written authority from the family heads.
Site visitMatches the planThree of four beacons found. Plot is vacant, with a motorable earth road to the plot.
Community enquiriesNo dispute reportedTwo neighbours and the landlord association chairman reported no current dispute over the plot.

3. Site visit

Visited on a weekday morning by our Ibadan field officer. GPS at the north-east beacon: 7.43xx N, 3.95xx E (full coordinates in the client copy).

Photo 1: plot from access road
Photo 2: beacon NE, number visible
Photo 3: western boundary

Client copy includes 12 dated photos and a 4-minute video walk-round.

4. Recommended next steps

  1. Ask the seller to arrange for the two family heads to sign the deed of assignment, with their identity documents.
  2. Have your own lawyer prepare and witness the deed. We can introduce our partner lawyer if you wish.
  3. Pay into the family's account only after signing, against a receipt signed by the family heads.
  4. Register the deed and apply for Governor's Consent at the Oyo State land registry within the required period.
  5. Fence and mark the plot soon after purchase.
